When should sellers put their home on the market? Should potential buyers buy a home now, or wait until the quieter winter months?

In a new report, SmartAsset says that it’s possible to forecast housing markets’ trajectories at the local level by using relevant data. Such models, it says, can inform the timing of both buyers and sellers.

SmartAsset researchers ranked cities using the 12-month home value forecast from Zillow’s home value forecast metric for all single-family residences, condos and co-ops in the top 2,000 zip codes by size. They applied projections to the average home value in each zip code to get the projected average home value. Value change projections are as of July 31, 2023, for July 31, 2024.
