In 2026, some 4 million Americans will reach the traditional retirement age of 65, extending the nation’s “Peak 65 Zone,” with 11,200 hitting that milestone every day.

In a new study, StorageCafe, a nationwide storage space marketplace powered by Yardi, assessed how well U.S. cities are prepared for this wave of retirees, who are stepping into retirement amid economic uncertainty.

Inflation and health care costs continue to climb, prompting some to seek part-time work or rethink traditional retirement timelines. Many retirees will navigate aging without children, creating expectations around housing, health care and community support.

At the same time, AARP research shows that three-quarters of older adults plan to remain where they are, valuing familiarity and community ties over relocation to a retirement enclave.

For its study, StorageCafe examined the 100 largest U.S. metropolitan areas by population, ranking them based on where retirees are already concentrated and where the overall quality of retirement living is strongest. Researchers considered factors that shape how comfortably and actively Americans can spend their retirement years:

  • Demographics: Metros with the highest share of residents 65 and older and how life expectancy compares
  • Financials: Cost of living, average retirement incomes and housing affordability
  • Dedicated housing: Availability of age-restricted or senior-friendly communities
  • Safety: Offenses per capita and overall community security
  • Lifestyle and comfort: Mild weather, cultural amenities and recreational options
  • Health care: Number of health care providers per 10,000 residents and how quickly cities respond in emergencies

Because downsizing often defines this stage of life, researchers also looked at how self-storage fits into the transition.
